Cheltenham Township announced that the Enclave at Melrose Park, located at 7600 Tookany Creek Parkway, will receive remediation for suspected chemicals on site.
The former Melrose Country Club closed for good on Sunday, December 1, 2024. 7600 Tookany Creek Parkway CRCP, LLC, purchased the property in 2021 and is associated with BG Capital, LLC, a real estate investment and development company based in Bala Cynwyd.
BG Capital, LLC recently submitted a Notice of Intent to Remediate the site. The notice, which was submitted to the Department of Environmental Protection, states that the site is/was a former golf course and is suspected to contain “Elevated levels of concentrations of arsenic, lead, mercury and pesticides” in the soil “due to the historical use of herbicides, pesticides, and agrochemicals”, the notice says.
A 30-day comment period spans until August 2, during which Cheltenham Township may submit a request to BG Capital, LLC to develop and implement a public involvement plan regarding plans for the site.
A timeline for the remediation has not been provided to the township. Glenside Local reached out to the developers and will update this article if/when that information is available.
The proposed future use of the property will be both residential and non-residential use. In February, ownership submitted a preliminary land development proposal to the township which calls for a Class 3 mixed-use development of commercial/retail, medical office building, assisted living, traumatic brain injury center, 172 single-family townhomes, 158 age-restricted units (134 townhomes and 24 flats), and Township public amenities, including a community center and pool.
According to a memo, additional improvements include approximately 45 acres of open space, walking trails, and plazas.
The township shared updates in April, including a Response to Township Arborist Review, Response to Traffic Engineer Review #2, Response to Traffic Engineer Review #3, Response to Township Engineer Review #1, Response to Township Staff Review, and a Response to Montgomery County Planning Commission Review.
