Former Melrose Country Club submits land development plans to Cheltenham Township for Enclave at Melrose Park

7600 Tookany Creek Parkway CRCP, LLC, owner of the former Melrose Country Club, has submitted preliminary land development plans for the Enclave at Melrose Park in Cheltenham Township.

The club closed for good on Sunday, December 1.

“It’s still a land development plan. They went through the zoning process and got the inspection, and now they’re moving forward,” Henry Sekawungu, the township’s director of building and zoning, told Glenside Local.” It’s a big project. We’re reviewing it for compliance across all committees before it heads to the board.”

The application calls for a Class 3 mixed-use development of commercial/retail, medical office building, assisted living, traumatic brain injury center, 172 single-family townhomes, 158 age-restricted units (134 townhomes and 24 flats), and Township public amenities, including a community center and pool. According to a memo, additional improvements include approximately 45 acres of open space, walking trails, and plazas.

The developers appeared at the Zoning Hearing Board meeting in October 2024. In August 2024, the property’s title-owner sent a letter to area residents notifying them that the company was intending to file a zoning application for the mixed-use redevelopment of the 116-acre property. In April 2024, the company submitted plans for roughly 300 single family townhomes, including 130 55+ housing units and assisted living facilities.

JC Melrose Country Club purchased the property in 2004 then sold the property in 2021 to 7600 Tookany Creek Parkway CRCP, LLC, which is associated with BG Capital, according to property records.

“There’s an application that’s going through the process. They’re looking at a digital LED marquee sign,” Sekawungu said.
