Cheltenham Township approves variances for boutique art studio at former Then and Again property in Glenside, empanada shop at former FoodChasers Kitchen property in Elkins Park, Dunkin’/Jimmy John’s redevelopment in Glenside

Cheltenham Township’s Zoning Hearing Board has reviewed several applications which appear in June 3’s agenda. Public information officer Lauren Walter told Glenside Local that the board voted “no action” on each application.

Former Then and Again property in Glenside

A “Studio for Dance, Art, Music, Photography, Yoga, Martial Arts, or Similar Arts (a boutique expressive arts studio)” was permitted variances at the former Then and Again at 221 S Easton Road in Glenside. Then and Again’s owners closed for good in February.

According to the agenda, the variance relief was granted based on the applicant’s compliance with the following conditions:

1. There shall be no separate rental of the second floor or basement of the building on the Property.
2. The Applicant shall have no more than one (1) kitchen on the Property.
3. One (1) tenant shall occupy both the studio and residential uses on the Property.
4. The proposed use must comply with all applicable codes and ordinances of Cheltenham Township.
5. The Applicant must purchase and close on the Property prior to the relief granted by this Order to become effective.
6. The Applicant shall operate the proposed use in substantial compliance with the evidence and testimony presented by the Applicant to the Zoning Hearing Board at its April 21, 2026 hearing.
7. The Applicant shall obtain all permits and approvals required by Cheltenham Township for the proposed use

Former FoodChasers Kitchen property in Elkins Park

An empanada takeout restaurant at the former FoodChasers Kitchen property at 7852 Montgomery Avenue in Elkins Park was granted relief on the following conditions:

A. Truck deliveries shall be limited to 10:00 AM through 3:00 PM twice per week, and the Applicant shall cooperate with the Township if those delivery hours become problematic.
B. There shall be no frying of food on the Property.
C. The Applicant shall operate the Retail Take-Out Foods Use insubstantial compliance with the evidence and testimony providedto the Zoning Hearing Board at its April 21, 2026 hearing.
D. Prior to commencing the use of the Property as a Retail Take-OutFoods Use, the Applicant shall obtain all permits and approvalsrequired for the use from Cheltenham Township.

The property underwent light renovations over the winter of 2025 after the eatery closed for good in September 2024.

Dunkin’ Donuts at 230 S Easton Road in Glenside

Variances were approved for the Dunkin’ Donuts at 230 S Easton Road in Glenside to redevelop the 24,110 sf property with a new Dunkin’/Jimmy John’s takeout food shop.

The proposal calls for indoor and outdoor dining and an accessory drive-thru facility for Dunkin’ only. Jimmy John’s will only be available to walk-in customers.

RAM Foods Corp, which owns the property, wants to demolish the existing 3,255 sf restaurant and construct a new 2,295 sf restaurant. According to Walter, a timeline for demolition/construction depends on when ownership applies and receives approval for the proposal’s associated permits.

The township received a proposal for the project earlier this spring. In July 2025, ownership submitted a proposal for the demolition of the existing building and the construction of “a new, smaller, 1,980 sf +/- Dunkin Donuts building with drive-through; together with redesigned driveway access, increased green areas, the addition of outdoor seating along Easton Road and other related improvements.”
