Zoning plans for Pitcairn Place in Jenkintown approved, land development up next | Plans for Italian/Mediterranean restaurant in Glenside to be reviewed in October

Cheltenham Township’s Zoning Hearing Board approved an application from JOSS Realty during their committee meeting last month for the conversion of an office building at 165 Township Line Road in Jenkintown.

The application calls for the conversion of the office building to an apartment complex and the construction of a new mixed-use building on the same parcel.

According to page 108 of the Zoning Heard Board’s decisions, the converted office building will have a maximum of 36 apartments. The new building will have 5,390 sf of retail/restaurant space and a maximum of 50 apartment units.

“They’re basically looking to convert the existing office building in the rear of the property. That’s going to be an apartment use,” Henry Sekawungi, director of zoning, said. “The main building, which is Pitcairn I, will remain as is. They’ll also construct a mixed-use building with 5,000 sf of retail/restaurant use and apartments. They plan to have parking on the main floor.”

In total, the plans calls for 86 dwelling units.

Going forward, Sekawungu said JOSS Realty will need to submit a land development plan which will lay out the actual development of the project.

“It will include sewer and stormwater, lighting, parking, all will be part of that plan. We don’t know when that’ll be submitted, but the decision expires by September 20, 2025,” he said.

In related news, plans for the forthcoming two-story Italian/Mediterranean BYOB restaurant at 137 S. Easton Road (the former site of the Won Institute) are also moving forward.

Sekawungu said that developers have been working on renovation bids for the property. The Planning Commission will be reviewing the project this month.

“Next month, there will be a resolution for their sewer capacity. It’s going through the process. Sewer can take awhile,” he said.

In February, the township’s Zoning Hearing Board granted approval for two variances.
