Plans for two-story BYOB Italian/Mediterranean restaurant in downtown Glenside move forward

Cheltenham Township’s Zoning Hearing Board granted approval to two variances sought for a two-story Italian/Mediterranean BYOB restaurant 137 S. Easton. 

The applicant, Clayton Hampton Crossing, LLC, was granted a variance to have lesser off-street parking and a variance .to have outdoor seating along the Wesley Avenue side of the property.

Henry Sekawungu, Planning and Zoning Director, said the applicant will next go through a sewer review by the Department of Environmental Protection as part of their sewer planning process.

Cheltenham first received an application for the 15,000 sf building and former Won Institute premises in December 2023. The proposal, which calls for 138 seats on the first floor, 194 seats on the second floor, and roughly 16 outdoor seats, passed through Township’s Planning Commission before heading to the Zoning Hearing Board on January 8.

The restaurant’s developers plan to be open seven days a week, though Sekawungu said it could be another five months until that happens.

The property went up for sale in June 2021 and sold for $700,000 on March 31. Previous applications from other developers have fallen through.

Restore Life Massage, Inc.

In related news, Restore Life Massage, Inc., located at the Wyncote House at 25 Washington Lane, has gone through the Zoning Hearing Board review process and has been approved for a personal care and massage therapy business.

Sekawungu said that Byong Park, who submitted the application, began using the property in 2023 without approval.

613 W. Cheltenham Avenue

Owners of the property at 613 W. Cheltenham Avenue are proposing eight apartment units and offices.

Sekawungu said that the owners requested a continuance to an uncertain date.

334 E. Church Road 

Owners of the property at 334 E. Church Road are proposing the conversion of a semi-detached dwelling to add four apartment units to the site.

Sekawungu said that the owners requested a continuance to February and will be before the Zoning Hearing Board on February 12.
