Willow Grove Shopping Center’s final phase of redevelopment to break ground

Federal Realty Investment Trust has announced that the groundbreaking of the third and final phase of the Willow Grove Shopping Center redevelopment is scheduled for 10:00am on Wednesday, June 27.

Plans for the $115 million project were announced in February. In sum, 122 Park Avenue (Upper Moreland Township) will become 261 residential units, three retail buildings totaling 32,000 sf, an attached six-story, 438-stall parking garage, and a six-story wood-over-steel mixed-use building.

The residential building will include eight two-bedroom townhomes, an interior courtyard with a swimming pool, grill stations, fireplaces, pergolas and outdoor seating. The exterior will have pocket parks and a plaza “designed to promote pedestrian connectivity throughout the center,” according to a press release.

Construction is expected to be completed in 2028. Existing stores at the plaza—including Marshalls and Five Below—will remain open during this time.

Federal Realty Investment Trust received conditional approval for the third phase in July 2023 and broke ground for Phase II in December 2022, finishing in March 2024.
