A representative of Federal Realty Investment Trust shared with Glenside Local today that construction on the final phase of the Willow Grove Shopping Center redevelopment will begin this summer.
The approximately $105 million project at 122 Park Avenue (Upper Moreland Township) will revamp 130,000 sf of retail into 261 residential units, 35,000 sf of retail space, and a 438-stall parking garage.
The plan also calls for a six-story mixed-use building, 20,000 sf of ground floor retail, two retail pad buildings, and an attached six-story parking garage.



Federal Realty Investment Trust received conditional approval for the third phase in July 2023 and broke ground for Phase II in December 2022, finishing in March 2024.
“Phase III completes our vision for Willow Grove Shopping Center as a true mixed-use destination that serves the community’s evolving needs,” said Mark Brennan, Vice President of Development at Federal Realty. “By replacing outdated retail with a fully-amenitized residential building, attractive open spaces, and pedestrian-friendly design, we’re creating a vibrant environment where people can live, shop, and gather.”
The residential building will include eight two-bedroom townhomes, an interior courtyard with a swimming pool, grill stations, fireplaces, pergolas and outdoor seating. The exterior will have pocket parks and a plaza “designed to promote pedestrian connectivity throughout the center,” the press release said.
“The 35,000 square feet of new retail space will provide an opportunity for us to attract elevated shopping and dining options, that will complement our existing tenant mix,” Jeffrey Fischer, Vice President of Leasing at Federal Realty, said. “The ground floor retail is purposely designed to activate the streetscape and create a vibrant atmosphere that will better serve our residents and the broader Willow Grove community.”
The shopping center will remain open during construction, according to the press release.
