Federal Realty Investment Trust, which manages the Willow Grove Shopping Center, announced on Thursday, July 27 that it has received conditional approval for the third phase of redevelopment for 122 Park Avenue.

The development will consist of a six-story mixed-use project with 20,000 square feet of streel-level retail and a structured parking garage.

“We are thrilled with the ongoing progress at Willow Grove Shopping Center and are eager for residents to enjoy the shopping, dining, and expanded amenities,” Matthew Candland, Willow Grove Township Manager, said.

The shopping center is home to tenants within the fashion, dining, health, and beauty segments and will remain open during construction.

According to Federal Realty’s press release, construction could begin as early as fall of 2024:

Phase Three is adjacent to the currently under construction 18,000 square foot multi-tenant retail building set to deliver in Fall of 2023. The six-story Phase Three development will feature approximately 260 multifamily units above 20K SF of highly amenitized, street-level retail space with expanded sidewalks planned for outdoor dining and common gathering areas. The residential units along Park Avenue will help activate the area with townhome like entrances. Within the residential community, residents will enjoy a comprehensive amenity offering along with access to restaurants and retail services at their doorstep and within one block of the Willow Grove SEPTA station.

“The third phase of the Willow Grove Shopping Center redevelopment is purposely designed to meet the needs of the community while enhancing the downtown environment established by the township buildings located directly across Park Avenue,” said Mark Brennan, Vice President of Regional Development at Federal Realty. “With its accessible location and anticipated construction, we are one step closer to providing Willow Grove residents with enhanced placemaking, great shopping options, and an overall sense of community.”
