Cheltenham Township announced today that the following recommendation regarding a minor subdivision at Cheltenham Plaza (8200 Ogontz Avenue, Wyncote) will appear on the Building & Zoning Committee agenda for Wednesday, March 5:
Consider recommending the Board of Commissioners adopt a resolution granting conditional approval and associated waivers for a Minor Lot Subdivision of an existing parcel into two lots, without any alterations to the property. The parcel is comprised of a commercial shopping strip with nine commercial spaces, and two newly constructed freestanding commercial buildings: with a single use tenant in one, and two commercial spaces in the other.
On January 27, Bowman Consulting Group informed the township that an initial traffic
engineering review was completed regarding the plan.“Based on our review of the submitted materials, the applicant is seeking to subdivide Parcel #31-00-17119-00-4 into two separate parcels (Parcel 1 and Parcel 2). Access to Parcel 1 and Parcel 2 will continue to be provided via the existing site driveways along Ogontz Avenue (S.R. 0309) and Limekiln Pike (S.R. 0152). It should be noted that there is currently no additional development proposed on either Parcel 1 or Parcel 2 at this time,” Bowman said in a letter.
The Montgomery County Planning Commission reviewed the plan and “generally supports the applicant‘s proposal, however, in the course of our review we have identified the following issues that the applicant and Cheltenham Township may wish to consider prior to final plan approval.”

According to the township’s Acknowledgement Letter, the proposal “involves the subdivision of the existing single commercial lot into two lots with no proposed commercial buildings, no increase in square footage or land development.”
Henry Sekawungu, Cheltenham Township’s director of zoning and planning, told Glenside Local in December that the subdivision is for the purpose of refinancing.
