Lower Moreland receives final plan for 219-unit apartment building | Sketch plans for a senior living facility, a community center, a pub conversion, and a 26-townhouse development are in the works

Lower Moreland Township has a number of development proposals in the works for 2025.

Among them, the township has received a final plan for a 219-unit apartment building with 3,000 sf of commercial space at 3001, 3041, 3051 Philmont Avenue in Huntingdon Valley.

The project is called the Philmont Flats by owner and developer BET Investments (more details about the project here). A copy of their plan can be found below: 

“That has final plan approval,” township manager Chris Hoffman said, noting that the developers came before the township in early 2024. “We’re waiting for the final record plan that confirms that all conditions have been met. Once that’s done, they’ll prepare and sign the agreement, and the township would then sign off on their plans. Once those items are complete, they’d be cleared for construction, which would take place in 2025.”

Hoffman said he is unsure of the developer’s plans for the commercial space.

The following proposals are considered sketch plans, which include varying degrees of detail and are still in the conceptual phase, according to Hoffman.

Senior Living Facility at 2600 Philmont Avenue

The township has received a sketch plan for a senior living facility at 2600 Philmont Avenue in Huntingdon Valley with the existing office building to remain. A copy of the plan can be found below:

“That project is in an informal phase to get feedback from the current owner. They want to put a second principal use on the site, which would be a senior living facility,” Hoffman told Glenside Local. “The planning commission and board have reviewed it. It’s totally in the property owner’s corner at this point. They’ll do some more work and resubmit a plan if and when they’re ready to move forward.”

Community Center, Commercial Building, Single Family Dwelling at 22 Tomlinson Road

The township has received a sketch plan for the development of an existing vacant lot into manufactured single family dwelling along with a community center and commercial building. A copy of the plan can be found below:

“That’s a property owned by Congregation Beth Solomon. They came before the planning commission and the board,” Hoffman said. “That’s their concept, and at this point the developer is looking at different residential concepts. The ball is in their court to work out a concept that they’d like to pursue and we’ll react to that if and when it’s submitted.”

26 Townhouse Development at 90-106 Byberry Road

The township received a sketch plan for a 26 townhouse development on three lots at 90-106 Byberry Road in Huntingdon Valley. A copy of the plan can be found below: 

“It’s a sketch plan at this point. They presented to the board earlier in 2024, and they’ll put in the effort and put in a preliminary plan if they want to move forward,” Hoffman said.

Conversion of Former Oh Bryon’s Saloonery at 2895 Pine Road

The township received a sketch plan application for a conversion of the former Oh Bryon’s Saloonery, a food and alcohol establishment, to an office building. A copy of the plan can be found below:

The property is currently up for lease.
