Cheltenham Township to discuss applications for the construction of a Verizon Wireless pole in Glenside, 2-story educational building at Yeshiva Gedolah in Elkins Park

The Cheltenham Township Zoning Hearing Board will hold public hearings on Monday, July 13.

According to the agenda, Verizon Wireless has submitted an application for the premises at 17 Limekiln Pike in Glenside to allow for the construction of a 125’ monopole wireless tower with a 909’ square foot fenced-in compound.

Variances sought:

1. Section 295-1401., to allow for the placement of a tower-based wireless communications facility on a propertywithin the MU-2 Mixed Use District.
2. Section 295-1402., to allow for the placement of tower-based wireless communications facility of a 125’monopole (129’ to top of lighting rod) where 35’ is permitted.
3. Section 295-3211.H., to allow for the lack of screening plantings where a screen of evergreen trees planted at amaximum of eight feet, staggered in at least two rows, is required.
4. Section 295-3211.B., to allow for the tower-based wireless communications facility to be placed on a parcelthat is less than one acre in size.
5. Section 295-405.A.2, to allow for placement of a tower-based wireless communications facility within 15 feetof another building or property line.
6. Section 295-3211.J., to allow for a maximum equipment footprint that is approximately 909 square feet wherethe Ordinance permits a maximum equipment footprint of 144 square feet

The agenda also includes an application on behalf of Yeshiva Gedolah of Elkins Park (8201 High School Road), which is seeking relief to construct a two-story, 9,641 sf building for additional educational and worship space.

According to a July 1 agenda, the applicant is requesting less off-street parking “and a modification of the condition from the prior Zoning approvals since this building was not part of that hearing.”

“The main building will not exceed 108 students but the new building for the post graduate students will start with about 10–15 students with a potential increase to 35 students in five years,” the agenda says. “The construction of the new building will not start until the finance is in place. The existing landscaping would remain.”

Variances sought:

1. A variance from Section 295-2301.E. to permit 65 parking spaces where 220 spaces are required.
2. A modification of a condition to the May 10, 2021 Zoning Hearing Board Decision. The May 10, 2021 Zoning Hearing Board Decision conditioned the use of the property in conformance with the testimony and exhibits presented at the April 12, 2021 hearing. The proposed building was not part of that Zoning Hearing Board Application nor mentioned at that hearing.

Yeshiva purchased the previously existing synagogue, Congregation Kol Ami, in 2021. The revamped school received the necessary approvals from Cheltenham Township to open for the 2022-’23 school year.
