Plans for massive overhaul of former Prudential tract in Dresher move forward, public hearing on Jan 14

In December, the Upper Dublin Planning Commission approved a proposal on behalf of Dresher-based BET Investments to build a residential, retail and commercial development on the Prudential tract at 2101 Welsh Road in Dresher.

The proposal was first submitted to Upper Dublin Township in July 2024 and calls for 600 apartments, 160 stacked townhomes, 150 senior and assisted living units, a 100-room hotel, 106,000 square feet of shops and restaurants, 100,000 square feet of medical or office space, a police substation and connected trails with outdoor exercise stations.

The 90-acre site, dubbed Promenade East, was purchased by BET for $30.25 million in 2022. A BET representative estimated construction would not start until 2026 and would take 8 to 10 years to complete. More details about the project can be found here.


The Planning Commission’s vote is effectively a recommendation to the board of commissioners to adopt an amendment to the ordinance affecting mixed-use in Office Center zoning proposed by BET Investments, Mainline Media said.

A public hearing for the amendment goes before the township board of commissioners at 6:30pm on January 14.
