Lower Moreland Township has received a revised sketch plan for a five-story senior living facility at Fairway Plaza, located at 2600 Philmont Avenue in Huntingdon Valley.
An initial sketch plan was received in January 2025. Township manager Chris Hoffman told Glenside Local that the revisions were discussed during a June 9 meeting and that the applicant has consolidated the building footprint.
Plans currently call for 164 beds “primarily focused on assisted living, though there would be some independent and memory care spaces too,” Hoffman said.
“This use would require some form of zoning text or map amendment before proceeding to the land development process so there is some discretion for the Board and applicant for if/how to proceed,” Hoffman said. “The Board’s questioning was comprehensive, with feedback focused on items like details of the business plan, the appropriateness of the building height, taxing of local emergency services, and stormwater improvements.”
The existing office building is expected to remain. The revised sketch plan is below:
