Exton Square Mall, purchased by Elkins Park firm, to permanently close on June 30 amid redevelopment dispute

The Exton Square Mall will shut its doors for good on Tuesday, June 30, The Philadelphia Inquirer reported.

The mall was purchased by Abrams Realty & Development of Elkins Park for $34.25 million in 2025. Abrams was planning to demolish most of the 53-year-old, 75-acre mall and redevelop the property with more than 600 apartments and townhomes along with shops, restaurants, fitness, entertainment, office space and health care.

“Operating the interior of the property has become untenable due to deteriorating conditions and rising utility costs,” owner Peter Abrams said in a statement.

Pennsylvania Real Estate Investment Trust (PREIT), which owns the Willow Grove Park Mall among other Philadelphia-based properties, sold the property to Abrams. The purchase contract was first announced in November 2024.

In October 2025, Abrams announced a lawsuit after their redevelopment plan was rejected by West Whiteland Township. Brian Dunn, chair of the West Whiteland Township Board of Supervisors, declined to comment on the mall’s closure, citing the ongoing litigation, The Inquirer said.

The future of the 65-acre site remains uncertain. The master plan, dubbed “Exton Town Centre”, was to begin in late spring 2026.
