Cheltenham Township to discuss Pitcairn Development Project plans for new mixed-use building with 50 apartments, office renovation with 36 apartments

The Cheltenham Township Planning Commission will review plans for a new mixed-use building, “Pitcairn III” at 165 Township Line Road in Jenkintown, during their meeting on Monday, August 24.

Development plans for the eight-acre site date back to 2017 when JOSS Realty, a New York City firm, purchased One and Two Pitcairn Place for $12.1 million.

Plans for Pitcairn III call for 5,390 sf of retail/restaurant space on the ground floor and a maximum of 50 apartment units. The building would be situated at the parking lot adjacent to the Jenkintown-Wyncote Train Station.

Pitcairn II, currently an office building, will have a maximum of 36 apartments. An application to renovate the building into a multi-family use is also included in the meeting’s agenda. Township officials said in September 2024 that that the main building, Pitcairn I, will remain as offices. In total, the plans call for 86 dwelling units on the site, as well as a repainted parking lot to increase spaces from 135 to more than 160

The project “is expected to net about half a million dollars annually for the township and Cheltenham School District … and house an estimated six school-aged children”, according to The Philadelphia Inquirer’s coverage from June.

In April, the township acknowledged receipt of a Preliminary Land Development application for the properties on behalf of Town Line Holdings, LLC. The property was sold to 165 Town Line Holdings LLC in 2025.

3,942 – 26,623 sf are available for lease at One Pitcairn Place, and 5,596 – 16,325 sf are available for lease at Two Pitcairn Place. For more on the project, you can read the Cheltenham Chamber of Citizens’ commentary here.

According to the agenda, Phase 3 of the Enclave at Melrose development at 7600 Tookany Creek Parkway, which calls for 52 townhomes, two commercial buildings, and a community pool, will be discussed as well.
