Ancillae-Assumpta Academy, located at 2025 W. Church Road in Wyncote, is seeking zoning relief from Cheltenham Township to allow for the construction of a 13,443 sf gymnasium/athletic facility and a two-story parking garage in the rear of the property.
The private Catholic school serves preschool through eighth grade students. According to their website, the 10-acre campus has been expanded to feature modern educational amenities, including three science labs, an Innovation lab, a MIDI music lab, a dedicated art studio with a kiln, an outdoor classroom, and athletic fields.
According to August 10’s Zoning Hearing Board agenda, the athletic facility would be added to the existing building and the garage will include 94 parking spaces. Also mentioned are “related improvements including, but not limited to, the widening of the existing asphalt driveway on the property”.
Variances sought by Ancillae-Assumpta Academy:
1. A variance from Section 295-502.A., to permit a building coverage of 22.4% whereas a maximum buildingcoverage of 15% is otherwise permitted.
2. A variance from Section 295-502.A., to permit an impervious surface coverage of 44.3% whereas a maximum impervious surface coverage of 35% is otherwise permitted. The Property is existing nonconforming with an impervious surface coverage of 40.6%.
3. A variance from Section 295-502.A., to permit the front yard setback from Royal Avenue to be 35 feet to theproposed retaining wall whereas a front yard setback of 50 feet is otherwise required.
4. A variance from Section 295-2601.A., to permit a driveway width of 24 feet whereas a maximum drivewaywidth of 18 feet is otherwise permitted.
5. A determination that the maximum parking requirements of Section 295-2301.D.(6) of the Zoning Ordinancedo not apply to parking structures or, in the alternative, a variance from Section 295-2301.D.(6) of the ZoningOrdinance to permit greater than 120% of the required minimum parking.
The Handmaids of the Sacred Heart of Jesus is listed as the applicant.
