Cheltenham Township to discuss proposal to redevelop existing Dunkin’ on Easton Rd. with a new Dunkin’ / Jimmy John’s takeout food shop

The owner of the Dunkin’ Donuts at 230 S Easton Road in Glenside has submitted a proposal to Cheltenham Township to redevelop the 24,110 sf property with a new Dunkin’/Jimmy John’s takeout food shop.

According to the township’s Zoning Hearing Board agenda for Wednesday, May 6, the proposal calls for indoor and outdoor dining and an accessory drive-thru facility for Dunkin’ only. Jimmy John’s will only be available to walk-in customers.

RAM Foods Corp, which owns the property, wants to demolish the existing 3,255 sf restaurant and construct a new 2,295 sf restaurant.

Under the proposal, parking would be reduced to 20 spaces “along with a drive-through aisle to provide ingress to the drive-through facility as well as a passing lane”, the agenda says.

RAM is seeking zoning relief for a number of items listed on pages 7-8 in the agenda below:

In July 2025, ownership submitted a proposal for the demolition of the existing building and the construction of “a new, smaller, 1,980 sf +/- Dunkin Donuts building with drive-through; together with redesigned driveway access, increased green areas, the addition of outdoor seating along Easton Road and other related improvements.”
