Abrams Realty & Development of Elkins Park (Cheltenham Township) is expecting the Exton Square Mall redevelopment to begin in late spring 2026, the Philadelphia Business Journal reported.
The first phase of the project will be the construction of a 50,400 sf freestanding Main Line Health building. Abrams plans to demolish most of the 52-year-old, 75-acre mall but plans to preserve the 178,000 sf Boscov’s department store.
Abrams has proposed 167,180 sf of retail and commercial space, a 121,374 sf fitness and entertainment building, 48,743 sf of office space and a 6,440 sf day care, the Journal said. There are also agreements for the construction of 172 townhomes, 381 apartments, and 165 active-adult units for residents ages 55 and older.


In March, Pennsylvania Real Estate Investment Trust (PREIT), which owns the Willow Grove Park Mall among other Philadelphia-based properties, sold the mall to Abrams for $34.25 million. The purchase contract was first announced in November 2024.
