The continued revitalization of The Pavilion Town Center in Jenkintown is fueling energy
for the iconic 330,000-square-foot mixed-use building, where retail leasing momentum
has surged, and new businesses are expanding the area’s everyday convenience and
appeal.
Located at 261 Old York Road, The Pavilion features retail on its first two floors and
medical and office space above. Since acquiring the property in 1996, owner and
operator The Galman Group has invested tens of millions of dollars in capital
improvements, positioning The Pavilion as a premier commercial destination in the
Philadelphia suburbs.
Throughout 2025, The Pavilion has recorded more than 30,000 square feet of new
leasing activity, nearly four-times the total square footage leased in all of 2024. Overall
occupancy has increased to nearly 75%, with retail space approaching 90% occupancy,
signaling strong demand for well-located, community-centered storefronts.
One of the newest additions to that retail lineup is Pot Heads, which recently opened its
new location inside The Pavilion. The coffee shop joins a diverse mix of service-oriented
retailers, wellness providers, and neighborhood-serving businesses that make the
property a true daily destination for both residents and visitors. Other new tenants
include Hope Institute of Science STEM Preschool, SRI Psychological Services, PC,
and Premier Financial Group. The space for a new gym is undergoing renovations and
is currently scheduled to open in May 2026.
“The Pavilion continues to benefit from its location in the heart of a vibrant, walkable
community,” said Jason Bailey, CEO of the Galman Group. “Retailers want to be where
people live, work, and gather, and Jenkintown offers exactly that.”
That built-in customer base continues to grow. Just steps from The Pavilion are The
Flats at Jenkintown and The Plaza Apartments, two residential communities that bring
hundreds of residents within walking distance of shops, dining, and services.
The Flats at Jenkintown (The Flats), which opened its doors in 2024, is a 104-unit
modern apartment that reinforced the vision of a connected, pedestrian-friendly
environment. Featuring contemporary design and many high-end amenities, the
community attracts professionals, commuters, and downsizers seeking convenience
without sacrificing quality.
“The Flats diversified the region’s existing housing stock and creates a lasting support
for the Old York Road commercial corridor,” said Bailey. “The luxury-living community
establishes a dynamic and thriving hub that links Abington and Jenkintown, serving as a
gateway to Montgomery County.”
Nearby, The Plaza Apartments (The Plaza) also offers spacious residences in the same
highly accessible location, further strengthening the residential presence that supports
The Pavilion’s retail success. Together, these communities help create a vibrant
residential and retail environment that sustains consistent activity and foot traffic
throughout the day.
Leasing activity at The Pavilion has also been bolstered by broader market trends. With
residential conversions reducing available office inventory and no new office
development in the last five years, demand for high-quality, strategically located
commercial space has intensified. As more people move into the area, The Pavilion is
well-positioned to serve the needs of a growing population.
The result is a commercial hub that reflects the strength of Jenkintown itself, remaining
active, resilient, and increasingly in demand. With retail occupancy nearing capacity and
new businesses like Pot Heads drawing fresh energy to the corridor, The Pavilion
stands as a testament to the power of thoughtful investment and community-centered
development.
“Our goal is to create a centralized and convenient location for residents, not only for
those living at The Flats and The Plaza but for those in Jenkintown and Abington at
large to enjoy,” said Bailey.
