Construction is underway for 459 Flats, a 40-apartment complex and commercial space at 463 Old York Road in Jenkintown, The Philadelphia Inquirer reported today.

Plans for the project date back to November 2022. The preliminary plan called for a commercial first floor which would face Old York Road. The four-story structure, which exists at the former Helweg Funeral Home, includes a parking garage with 48 spaces. The funeral home operated on the property since at least the 1930s and was demolished in June, The Inquirer said.

Residents have reportedly voiced concerns regarding parking permit arrangements, to which borough manager George Locke said: “[An] owner might just work the cost of parking into all leases and that might negatively affect those who chose not to drive and use public transportation instead.”

The complex is expected to open in June 2027. Studios and two-bedroom units will run about $2,400 per month.
