Cheltenham Township’s Planning Commission agenda for Tuesday, September 29 includes a discussion of the final land development application and an amended preliminary/final land development application for Phase 1 of the Enclave at Melrose Park project.

Phase I includes 170 55+ single family residential homes, 45 single family townhomes, 101 single family townhomes, and the traumatic brain injury facility. A 2024 version of the plan had included 306 townhouses, 24 age-restricted apartments, and no twins. The changes in residential units were approved by the Zoning Hearing Board on March 9.

Phase 2 includes a three-story, 88,000 sf assisted living facility, a four-story, 247,760 sf medical office building, a two-story, 91,000 sf parking structure, and related improvements.

Phase 3 includes 52 townhomes, one single-story 10,080 sf commercial building, one two-story 24,920 sf commercial building, and a community pool facility. Applicant Melrose Development, LLC submitted a Preliminary/Final Plan for Phase 3 of the redevelopment to the county in June.

Construction at the 116-acre golf course property began in February. Residential construction is expected to begin in the first quarter of 2027.
