Abington Township to discuss new mixed-use building on vacant Glenside lot, JeffExpress Urgent Care at Roslyn Village Commons

Abington Township has received an application to construct a mixed-use building at a 0.03-acre interior lot at 2806 Limekiln Pike in Glenside.

According to the Zoning Hearing Board meeting agenda for Tuesday, August 18, applicants Albert Sulaj and Mexhit Koboci are seeking the following variances:

  1. Variances from Ordinance §1006.Figure 10.19 to allow construction with less than the required Minimum Green Area, within the rear yard setback and with less than minimum distance from curb;
  2. a Variance from Ordinance §2103.J.Use J-1 to allow less than required floor-to-ceiling height on 1st floor; and
  3. a Variance from Ordinance §2304.J.1.a to allow less than required parking.

Kevin Van Horn of Abington Township’s zoning department told Glenside Local that the hearing will be continued at next month’s meeting as neighbors with concerns and questions were in attendance Tuesday night.

He noted that the previous building has been torn down.

“The ZHB is just a first step and this project will require a subdivision and land development application,” Van Horn said.

According to Homes.com, the property was sold on September 4, 2020, for $22,000. Its current estimated value is $33,734.

JeffExpress Urgent Care

Tuesday’s agenda also includes an application for a Medical Clinic/Office at Roslyn Village Commons (1331 Easton Road).

The applicants, Bainbridge Roslyn LLC and The Bainbridge Roslyn Trust, are looking for permission for a JeffExpress Urgent Care to operate at that location. According to Van Horn, the MS-VC zoning district requires a special exception for that use.

No decisions were made for either of the above cases, Van Horn said.
