Willow Grove Shopping Center landlord files suit against Amazon for delayed opening, Amazon retaliates

A new Amazon Fresh at 102 Park Avenue, Willow Grove (the former site of Barnes & Noble) has been in the works since last year, but the opening has been delayed.

The landlord of the Willow Grove Shopping Center has filed a lawsuit alleging Amazon is breaching its lease agreement, and Amazon has fired right back.

The complaint was submitted in March by Federal Realty Investment Trust LLC against Amazon Retail LLC and Amazon.com Inc. in Montgomery County Civil Court. The landlord holds that Amazon is in technical default on its 31K SF lease due to its delayed opening.

Amazon filed a counterclaim on Monday, May 8 alleging that the landlord hasn’t held up their end of the bargain, either.

Plans for at least six new Amazon Fresh stores in the Philadelphia area are on hold. As of February, only two from the list of planned openings had opened, with delays cited at the Bensalem location as well.

The mega-retailer Amazon applied in August 2022 for a Pennsylvania liquor license in Willow Grove.
